be credibility and legal ability.

- Are they legally able to work with title documentation or do they have

- They should ALWAYS have a licensed financial broker that works directly!
- They should ALWAYS have some type of Licensed and Bonded firm!
- If you are seeking to Sell a Timeshare, there is a common
misconception:
- A few companies offer the idea that Real Estate Professionals MUST
ONLY be used to sell your timeshare.
- Another OPINION to THINK ABOUT
- If a real estate agent splits an average of 3% commission with their
broker of a total transaction and the average timeshare resale is approximately $12,500
then that = $187.50 on average that the agent would make.
- If the average house sells for approximately $200,000 the average agent
commission split = $3,000
- That means the agent would have to sell 16 Timeshares to =
1 House sell!

- If you are seeking to Buy or Sell a Timeshare….NEVER
pay an upfront TITLE or APPRAISAL Fee!
- In the timeshare resale industry a Professional Resale firm will have
a licensed marketer that is an inventory manager. This position
will help agents set recommend prices to the owner trying to sell. Of
course, keep in mind that it is the ‘Owner’ that actually
decides the final price to accept on the property! DO NOT ever
let someone undercut your efforts to sell your property.
- When you buy or sell property, the title is done at the closing and
no payment is needed for this prior.
- Additionally, if the agent or firm you are working with does not have
Licensed Financial Representatives in-office, there is NO way of them
charging any type of Title Fee! Therefore, it is illegal and unable
to obtain a FEE from you for TITLE at all!
- If they DO NOT have these financial representatives in-house, then
they cannot ‘handle your property closing’ at all. Period. NO
questions asked. They should not be trusted to help you in regards
to this matter.
- If you are curious about how marketing and advertising is
handled by multiple of different firms out there that claim they see
thousands of people coming to there site each and every day. Then
you will want to read this small write-up done by a marketing professional

- A lot of companies state that they are currently averaging over 10,000
to 30,000 total visitors to their website EVERY single day! Along
with stating huge numbers that simply confuse the customer. The
number of visitors is important because these are the visitors
you know are interested in resale or purchase of timeshare
- The facts that are thrown out to the consumer is used to caused overload
and to make it obvious that you should choose them in order to help you
purchase or resale your Timeshare. There is purpose in this method. It
is the oldest marketing trick in the book. Show the largest numbers
as possible and overload the consumer with facts so that they simply
say okay…okay…that sounds good and choose to believe that
you know what you are speaking about and are some kind of professional.……When
in fact at least 50% of these “VISTITORS” are their ‘OWN’ clients
visiting their site.
- The next time someone throws tons of numbers out, ask them for their
Commercial Seller License Number or ask them if their Firm is a State
Incorporated Advertising Corporation. After they have taken a long
pause with no answer, you will know the answer. Most advertising
Corporations with relation to timeshare resale will not have the license
or bond information you have requested. Politely tell them goodbye and
ask them to NEVER call again!!
- You see, you will NEVER be able to get direct 100% accurate data on
this issue. Frankly speaking, think about it for a minute….
- Your ‘non-Advertising incorporated firm’ Speak’s
to tons of people each and every day, listing them for a fee and state
that the MAIN & ONLY marketing is just this ‘ONE’ website.
- Oh, lets solve this issue real quickly. No matter what the
firm says or states, if you look at their website, you can NEVER find
links going anywhere except back to that ‘ONE’ site! They
have no multiple marketing sites or pages or multiple domains for the
purpose of rental marketing or anything like that.
- So, after every 4-6months, ….you have thousands of people
potentially each and every day looking up their property to see if
anything has changed. Most people think that they can ‘see’ some
kind of ‘status’ directly upon viewing their listing, which
is not true in any case.
- Additionally, about 80% to 90% of ‘ALL’ marketing and
advertising done by resale companies, listing companies, by Owner ad
companies or Marketing Firms are ‘ONLY’ ads trying to
get a ‘NEW’ client to list and ‘NOT’ to buy
or rent!!! Please don’t be fooled here.
- If ALL your marketing ad’s directly to reach people trying
to sell timeshare point back to your One and ONLY website, then you
will Generate THOUSANDS of visitors each and every day!
- So, the MAJORITY of these ‘unique’ visitors
are ‘not’ true visitors!

of a Firm’s website!
- The purpose is to get that client to get their contact data to the
Licensed and Incorporated Firm quickly so that that Firm can respond
and then direct them to how the retainer would operate.
- Please, please do not fall for this Marketing trick! USE a firm
